Colleges & Universities
Campus-wide programs covering dorms, dining, athletics, and academic buildings — designed for round-the-clock occupancy.
Engineered programs for colleges & universities.
Luften designs preventative and reactive programs tailored to your facility — automated dispensing, high-performance chemistry, and full-service support, without adding labor to your team.
A campus is a dozen different odor problems under one facilities budget: residence halls occupied 24 hours a day, dining halls running institutional-volume kitchens, athletics buildings with shower blocks and equipment rooms, science buildings with fume-hood and drain issues, and a central waste operation that consolidates everything. Each has its own source, and a single campus-wide air-freshener contract addresses none of them.
Residence halls
Dorm odor is mostly bathroom drains, trash and recycling rooms on each floor, and cannabis or cigarette smoke migrating through shared risers and corridor pressure differentials. Floor trap evaporation is chronic in halls that empty over breaks — a trap that dries out over winter recess lets sewer gas straight into the corridor, which is why so many complaints arrive in the first week back. We dose bathroom and trash-room drains monthly, place chute or trash-room units where a hall has a chute, and treat corridors where smoke migration is the actual complaint rather than the general funk.
Dining, athletics, and central waste
Dining halls need the same FOG discipline as a commercial restaurant: grease trap measurement, enzymatic dosing between pump-outs, and foaming treatment of dish-pit trench drains, which are where drain flies breed and where the peak-hour smell comes from. Athletics buildings need shower and floor drain dosing plus locker and equipment-room units — wet gear stored in an unventilated cage is a source, not a symptom. Central compactors and loading docks get weather-rated neutralization so odor doesn't travel to the quad or the nearest residence window.
Compliance, procurement, and student-safety constraints
Campus work usually has to satisfy an EHS office as well as facilities: current Safety Data Sheets on file, chemistry that is low-VOC and appropriate around students with asthma, no ozone in occupied space, and documentation that survives an audit. Many institutions also require the vendor to work through a single contract with itemized service records per building. We service on a routed schedule and leave a per-building written log, which is what turns an odor complaint into a documented, closed work order rather than a recurring ticket.
What a campus program looks like in practice
Most campuses start with the two or three buildings generating the most tickets — typically one residence hall, the main dining facility, and the athletics building — and then extend the route. One technician covers the campus monthly: refill, recalibrate, dose the drains and traps in scope, check for dried traps after breaks, and hand facilities a log per building. Because the pricing is one flat monthly fee per site rather than product by the case, the line item is predictable across the fiscal year.
Where odor actually originates.
We map every facility zone to the engineering and chemistry that solves it — no generic playbook.
Residence hall bathrooms & trash rooms
Monthly drain dosing, trash-room and chute units, and dried-trap checks after every academic break.
Smoke & cannabis odor in corridors
Corridor treatment that binds smoke compounds where they migrate between rooms, instead of masking at the complaint location.
Dining halls & dish pits
Grease trap measurement and enzymatic dosing, plus foaming treatment of trench drains where flies and peak-hour odor originate.
Athletics, locker rooms & central waste
Shower and floor drain dosing, locker and equipment-room units, and weather-rated treatment on compactors and docks.
The equipment behind the program.
Drain & Trash Room Program
Routed monthly biological dosing for bathroom, laundry, dish-pit, and trash-room drains across every building in scope.
LUFTEN Wall Nebulizer
Corridors, locker rooms, equipment cages, and trash rooms, with dosing tuned to occupancy patterns.
Grease Trap Treatment
Enzymatic dosing and cap measurement for dining-hall traps so service happens before the code threshold, not after a backup.
